S P Setia plans mixed township in Semenyih, GDV RM4b

KUALA LUMPUR: S P Setia Bhd plans to undertake a mixed township project with a gross development value of RM4 billion in Semenyih, Selangor.

The company said on Monday, Oct 3 the development would be carried out on 673 acres of land which it is acquiring from Spektrum Megah (M) Sdn Bhd.

S P Setia said it had entered into a sale and purchase agreement with Spektrum Megah to acquire the 673.27 acres of freehold land out of the 737.87 acres in Semenyih, Ulu Langat, for RM381.26 million or  RM13 per square foot.

It added the terrain of the land was undulating and zoned for mixed housing development. The land was currently planted with oil palm trees.

S P Setia said land was near Beranang where it had on Aug 12, proposed to acquire 1,010 acres to offer starter homes to first-time owners and other house buyers in a new corridor presently unserved by the group’s more matured projects.

On the rationale for the latest acquisition, it said the Semenyih land was near the Beranang site which would enable the droup to reap economies of scale on infrastructure spending and optimise amenities.

“The estimated GDV of mixed township development project on the said land (in Semenyih) is approximately RM4 billion. Along with the RM3.5 billion GDV estimated for the Beranang Land, the proposed acquisition therefore offers the group an unrivalled opportunity to repeat the twin project success of Setia Alam / Setia Eco Park in the southern region of the Klang Valley,” it said.

DIJAYA TO BUY LAND IN KAJANG

KUALA LUMPUR: Dijaya Corp Bhd, a property developer, has agreed to buy five parcels of freehold land in Kajang, measuring about 80.4ha (198.5 acres), for RM228 million.

The land will then be transformed into Tropicana Kajang, a mixed development project, comprising landed homes, condomimiums, apartments, and shop offices with an expected gross development value of RM2 billion.

“The group is continuously acquiring sizeable land banks with good development potential in strategic locations.

“Today’s land deal provides an opportunity for the group to introduce more development in Kajang with the quality and prestige synonymous with our Tropicana brand,” said chief executive officer Tan Sri Danny Tan Chee Sing in a statement.

According to the company’s statement, these freehold land have an upside potential in terms of capital appreciation, partly because of the increasing demand for residential and commercial properties in Kajang.

The land are also located in a suburban area with close proximity to other popular areas such as Serdang, Mahkota Cheras and Bandar Sungai Long.

Kajang is served by numerous highways, such as the Kajang SILK Highway, that enable convenient access to neighbouring townships.

In addition, the existing terrain of Kajang Hill Golf Course provides a readily available landscaping that will enhance the attraction of Dijaya’s proposed developments.

“With increasing population and expanding residential development in Kajang areas, the proposed development of commercial properties here will cater to a rising demand for office and retail spaces.”

“Furthermore, the proposed Kajang-Sungai Buloh MRT project will enhance the investment potential of Kajang presenting a great opportunity to investors,” said the company in its statement.

SP Setia is paying RM381.26 million for the 269.3ha site in Ulu Langat to be developed into a township

Kuala Lumpur: SP Setia Bhd is buying a 269.3ha site for RM381.26 million in Ulu Langat, Selangor, to be developed into a township with an estimated gross development value (GDV) of RM4 billion.

The land, which will be acquired by its subsidiary Setia Hicon Sdn Bhd, is adjacent to its current development, the Beranang Land.

“Along with the RM3.5 billion GDV estimated for the Beranang Land, the proposed acquisition therefore offers the group an unrivalled opportunity to repeat the twin project success of Setia Alam/Setia Eco Park in the southern region of the Klang Valley,” SP Setia said in a statement to Bursa Malaysia.

The company will fund the land purchase and development project through a combination of internal funds and bank borrowings.

Shares of SP Setia closed unchanged at RM3.89 yesterday.

The land is located in Rinching, midway between the towns of Semenyih, Bangi Old Town and Beranang.

It is about 13km south of Kajang town and 35km south of Kuala Lumpur city centre.

The deal marks SP Setia’s second piece of land in the Semenyih-Kajang corridor. On August 12, it announced the purchase of 404 ha in Mukim Beranang. It plans to build starter homes catering to first-time owners and other house buyers.

SP Setia is well-known for its Setia Alam and Setia Eco Park townships in Shah Alam which originated from a single 1,600 ha oil palm plantation bought in 2002.

Setia Alam and Setia Eco Park are now matured townships and property buyers continue to flock to these highly sought after addresses despite the significant increase in prices.

“As such, we have been scouting very hard over the last year to identify suitable land bank in the Klang Valley where we can re-introduce the Setia Alam and Setia Eco Park winning for-mula but with the added benefit of the lessons learnt from our execution of numerous townships not just in the Klang Valley but also in Johor Baru and Penang.

“The group’s branding today is also much stronger, which will enable us to garner the high level of initial homebuyer support so necessary in transforming a relatively secondary location into a thriving township,” SP Setia president and chief executive officer Tan Sri Liew Kee Sin said.
